The success of this speculated development lay in the maximizing of the site in terms of developable floor area, whilst providing sufficient yard & turning space for articulated vehicles, provision of flexible office components & sufficient parking requirements. As a parking solution which allowed for effective landscaping called for under the management of Morelands as well as additional lettable floor space; a semi-basement was introduced. The critical incorporation of natural light & ventilation was introduced through the use of vertical cladding in the form of polycarbonate sheeting & horizontal louvers.
